Peeling garage floor coating in Tamarac, FL

Why coatings fail

When a floor coating peels, blisters or wears through, there is almost always a clear reason. The most common is poor preparation: the slab was washed or etched rather than ground, so the coating never truly bonded. The second is moisture rising through the slab, which pushes coatings up in bubbles or causes them to lift in sheets. Others include coatings applied too thin, cheap one-part paints sold as epoxy, and plain epoxy topcoats that turned yellow and chalky in the sun. Finding the cause tells us how to repair the floor so the problem does not come back.

How we evaluate a damaged floor

We start by walking the entire floor. We tap the surface to find hollow areas where the coating has let go but has not yet peeled. We test adhesion with tape and a utility knife in several spots. Moisture readings show whether vapor is a factor. We look at patterns too: peeling in tire paths points to weak bonding and hot tires, blisters in the center of a slab point to moisture, and damage near the door points to water intrusion. Then we explain what we found and give you repair options with prices.

Repair options

Spot repair

When damage is limited and the rest of the coating is well bonded, we cut out the failed area, grind it down to clean concrete, feather the edges and rebuild the layers. Matching color and texture on flake floors is possible with care, though a slight difference may show on older floors.

Recoat

If the coating is sound but worn, scratched or yellowed, we sand the surface and apply a fresh topcoat. This restores the look and protection at a lower cost than starting over. Yellowed epoxy topcoats get a UV-stable polyaspartic layer so the problem does not return.

Full removal

When adhesion is poor across the floor, patching just delays the next failure. We grind off the entire coating, repair the slab and install a new system with proper preparation. If moisture caused the failure, the new system includes a vapor-tolerant primer.

Store-bought kit floors

A large share of our repair work involves kit floors. They are appealing because they are inexpensive, but the materials are thin and the instructions usually rely on acid etching. In our climate, they rarely survive more than a couple of summers in a garage. Removing them is straightforward with grinding, and the replacement floor holds far better.

Damage from storms

Water pushed under garage doors during heavy storms can sit on a floor for hours. On a well-bonded coating, that is not a problem. On a weak one, water creeps under the edges and lifts the coating. After a storm, we can inspect your floor and tell you whether a repair is needed or the floor just needs a good cleaning.

Chips and gouges

Dropped tools, falling shutter panels and dragged equipment can chip even a good coating. Small chips are easy to fill and blend. Gouges in the concrete underneath are filled with repair mortar first, then coated to match.

Questions

Can you match my existing floor?

We can often get close, especially with flake blends. For a perfect match, a full recoat of the topcoat evens everything out.

Is repair cheaper than replacement?

Usually, when the problem is limited. If the coating is failing across the floor, replacement is the better value.

Can you repair a floor someone else installed?

Yes. Many of our repairs are on floors installed by others.
