Flake epoxy floor in a villa garage in Tamarac, FL

Why flake floors are so popular here

A flake floor is a coating system with thousands of colored vinyl chips broadcast into a wet base coat, then sealed under a clear topcoat. The result looks a little like terrazzo or speckled granite. Homeowners here like it because it hides the small things a solid color shows: grass clippings from the cart, sand tracked in from the beach bag, a drip of water from the pool noodles. It also feels slightly textured underfoot, which helps when the floor is wet after a storm or a hose-down.

How a flake system goes down

The process starts the same way as any of our coatings, with full diamond grinding, dust collection and crack repair. Then we roll on a pigmented base coat that roughly matches the flake blend. While that layer is still wet, we broadcast flakes across the whole floor until no base coat shows through. This is called full broadcast, and it creates a thick, durable layer. Once the base cures, we scrape and vacuum away loose chips, then apply a clear polyaspartic topcoat that locks everything in and evens the texture.

A partial broadcast, with flakes scattered more lightly over a solid color, is also possible. It costs a little less but is less forgiving of dirt. We show samples of both at the estimate.

Choosing a blend

Flake blends come in dozens of color combinations. Gray, black and white mixes are the most common because they hide nearly everything. Tan and brown blends pair nicely with the warm stucco and barrel tile common here. Blues and greens show up in pool cabanas and lanais. Flake size matters too. Smaller chips give a finer, more uniform look, while larger chips read bolder from across the room. We lay sample boards on your concrete so you can see them in your own light.

Texture and footing

The clear topcoat can be applied thinner to leave more texture or thicker for a smoother, glossier feel. In garages where people walk with wet feet coming in from the pool, or where the cart rolls in after rain, we lean toward more texture. Indoors, a smoother finish is easier to mop.

Lanais and screened patios

Screened patios and lanais are a natural fit for flake systems. The floor sees sun, rain blown through the screen, pool water and patio furniture. Old patio paint often peels in sheets after a few summers. We grind it off, then install a flake system with a UV-stable topcoat that will not turn yellow. A light blend keeps the surface cooler on bare feet in the afternoon sun.

Workshops and storage rooms

Some garages here have become woodshops, craft rooms or bike workshops. Flake floors handle dropped tools and rolling carts well, and sawdust sweeps up easily. If a tool bench sits along one wall, we coat right up to the baseboard and seal the edges so spills cannot get under the floor.

Durability

A full-broadcast flake floor is one of the toughest residential systems we install. The chips add thickness and help spread impact, so a dropped wrench is less likely to chip the surface. The topcoat protects against oil, fuel, pool chemicals and cleaning products. With normal use, the floor will look good for many years, and the topcoat can be refreshed later without removing the flakes.

Schedule and cure

Most two-car flake floors are finished in one or two days, depending on how much repair the slab needs. Light foot traffic is usually fine the next day, and vehicles can return after the topcoat fully cures, typically within a couple of days. We confirm exact times for your products at the estimate.

Taking care of a flake floor

Sweep or use a leaf blower to clear grit. Mop with warm water and a mild cleaner. Rinse well, since soap residue can leave a film. Avoid acid-based cleaners and abrasive pads. Mats at the door help in rainy months.

Questions people ask

Will the flakes come loose?

No. Once the topcoat cures, the chips are fully encapsulated and cannot be picked out.

Can you match my house colors?

We can get close with stock blends and can mix a custom blend for larger projects.

Is a flake floor hard to clean?

Not at all. The texture is fine enough that a mop glides over it, and the pattern hides marks between cleanings.
