Driveways that have seen better days

Coating options

Knockdown texture

A polymer-modified cement overlay is sprayed on, then flattened with a trowel to create a slip-resistant, slightly stony texture. This is the most common finish for driveways and pool decks in South Florida because it stays cooler on bare feet and hides imperfections well.

Stencil and pattern

Paper stencils are laid on the base coat, and a contrasting color is sprayed over them. When the stencils come up, the driveway looks like brick, tile or stone. Borders and accent bands add detail.

Solid color coatings

For a simpler refresh, a tinted acrylic or polyurethane coating covers stains and evens out patches. These are faster and less expensive but need recoating more often.

Preparation

We pressure wash the driveway, remove peeling paint and sealers, degrease oil spots and treat rust stains. Cracks are cut open and filled, and broken edges are rebuilt. If tree roots have lifted slabs significantly, we will recommend addressing that first, because no coating can hide a trip hazard.

Colors that fit the neighborhood

Sandy tans, warm grays and soft terracotta tones are popular here because they pair well with white and pastel stucco and barrel tile roofs. If you live in a community with an architectural review board, we can provide samples and product sheets for approval before work begins.

Heat and sun

Driveways bake in full sun. We choose UV-stable sealers and lighter colors that reflect heat. Dark colors look striking but get very hot and fade faster.

Timeline

Most driveway coatings take two to three days, including cleaning, repairs, base coats, texture or stencils and sealer. Foot traffic is usually fine after a day, and cars can return after two or three days depending on weather. We watch the forecast and adjust to avoid rain on fresh material.

Care and maintenance

Rinse the driveway periodically to remove dirt and pollen. Clean oil drips promptly with a mild degreaser. Reapply the clear sealer every few years to keep color strong. Adjust sprinkler heads so they do not spray the surface daily.

Questions

Will the coating crack?

Coatings follow the slab underneath. Existing cracks are repaired, but if the slab moves, hairline cracks can reappear. They can be touched up.

Is knockdown slippery when wet?

No. The texture provides good traction.

Can you coat over pavers?

Pavers are better cleaned and sealed rather than coated.

Cracks along the street and the sidewalk

The section where a driveway meets the public sidewalk or the street apron often takes the most abuse, from trash trucks, delivery vans and water running along the curb. We pay extra attention there, rebuilding chipped edges and sealing the joint between your driveway and the sidewalk so water cannot undermine the coating. If the city sidewalk itself is damaged, we can point out what is yours to fix and what belongs to the municipality.
